Project Scope

The project had a late start in the year, and the builder rushed to begin without a permit since installing the Zip System was critical before cold weather set in—the tape won't adhere in temperatures below -15°C. The delay occurred because the original draftsman experienced health complications, requiring another company to take over. This transition led to numerous discrepancies during both planning and framing stages. We collaborated closely with truss and steel suppliers, providing exact specifications to match the elevation drawings. All structural issues received engineering approval, and we avoided potential delays through our strong plan-reading skills, building procedure knowledge, and cost-efficient framing methods. Weather remained a challenge as snow began to fall, requiring us to carefully schedule taping and water-sealing work during warmer days.

As one of the few framing companies in Manitoba experienced with the Zip System, our expertise enabled a smooth project execution. We accurately calculated the required amounts of sheathing and tape—all special-order materials—which the client appreciated as it eliminated excess ordering and waste.

The house features a conventional concrete foundation enhanced with Halo Subterra exterior insulation. The Zip-R sheathing includes an integrated insulation component: 2-inch foam bonded to ½-inch plywood. The roof utilized Zip panels, with all nail holes caulked and joints taped for optimal weather barrier protection. To achieve a cleaner aesthetic, we installed the main floor beams flush within the floor system, minimizing bulkheads.
